• Your stay at The Clifford — a self-contained 3-bedroom Airbnb-style holiday house — includes all linens, towels, free WiFi, free parking, and professional cleaning at check-out.
• This fully equipped home is managed by Accommodation in Gisborne, offering comfortable,  affordable accommodation for families, couples, and contractors alike.

Is there a minimum stay for The Clifford?

• Most of the time, no  — there is no minimum stay at The Clifford. However, please note that the  cleaning fee is charged separately, so short stays (like one night) may  appear more expensive. When you book for two or more nights, our  accommodation often works out significantly cheaper than comparable Airbnb  options. We do have minimum night requirements during peak periods, such as New Year's Eve, Rhythm and Vines festival, and some public holidays or major events in Gisborne.

• Yes! Booking directly through our website means no platform fees, better rates, and more flexibility for your stay at The Clifford — a 3-bedroom holiday house managed by Accommodation in Gisborne.

How many people can The Clifford 3-Bedroom Holiday House sleep?

• The Railway Nook is designed to comfortably sleep 2 guests, one queen bed. We always providing quality bedding and hotel linen for any additional sleeping arrangements, this must be made with us in advacne

Is the kitchen at The Clifford fully equipped?

• Yes, the kitchen at  The Railway Nook is fully equipped for your short-term stay. You'll find pots,  pans, crockery, cutlery, and a good selection of dishes. We also provide pantry basics including salt, pepper, oil, sugar, tea, and coffee. Appliances include a dishwasher, microwave, fridge/freezer, an  oven with gas burner cooktop and airfryer. We do our best to include everything you might need, but if there’s a particular item you love to cook with that you didn’t find, we’d love your feedback!

 Is there a washing machine or laundry at The Clifford?

• Yes, all of our properties include a washing machine for your convenience. At The Clifford, the washing machine in the laundry. If you prefer or need additional laundry facilities, we also offer washing machines and dryers at Waikanae Beach Motel, available for $4–$6 per load.

• The Railway Nook,  located at 368 Clifford Street, Gisborne, is in a prime central location, close  enough to walk to town for those who are fit and able. It's approximately 2-3  km from the city centre, which takes around 20-30 minutes on foot or just 5 minutes by car. You're surrounded by local amenities at Balance street which is a short stroll away.

Can I request early check-in or late check-out?

• We’ll do our best!  Early check-in and late check-out may be available depending on cleaning schedules — just ask.

What’s your cancellation policy?

• Free cancellation is available up to 7 days before arrival. After that, a partial or full charge may apply if we can’t rebook the property. We always do our best to fill the  airbnb and holiday home to ensure we can provide a refund or not charge for  the accommodation. On group bookings and event bookings are terms and  conditions change and we recomend looking at our terms & conditions page  for more details.

Cleaning Expectations

When you get to the accommodation and if you believe an area has been missed due to human error and would like a re-clean of the area, please notify reception 06868 4139 as soon as possible and before 5:00 pm, on the day of arrival so arrangements can be made. In some cases, the re-clean may occur the following morning.

Standard cleaning includes:

• Fresh linen on all beds
• Fresh towels, tea towels, bathmats
• Wiping of all surfaces, including bathrooms and kitchens
• Vacuuming and mopping of all floors
• Emptying bins and basic kitchen reset

What’s not covered:

• Washing dishes left behind or re-cleaning dishes in cupboards
• Cleaning excessive rubbish (e.g. bags of food, takeaway containers)
• Removing stains or marks from carpet, upholstery, bedding, or walls
• Pet hair on furniture or bedding- these breaches our house rules and will incur an additional cleaning fee. Severe breaches may result in further accommodation charges and future booking restrictions.
• Smoke, vape, or strong odour removal requiring commercial cleaning
• If a property is left in a condition requiring extra labour or specialist cleaning, management reserve the right to apply additional fees.

Holiday House Servicing

• A standard exit clean is included in all bookings. However, guests staying longer than 10 nights are required to book an additional service clean. This standard mid-stay service is charged separately at the same price as the exit clean and includes:
  
  •  Fresh linen replaced on used beds
  • Replacement towels, bathmats, and tea towels
  • Full wipe-down of kitchen and bathroom surfaces
  • Vacuuming and mopping of all floors
  • Bin emptying and kitchen reset

Please note: Cleaners will not touch or move personal belongings. If items are left on beds, benches, or in a way that prevents cleaning, those areas will be skipped and not serviced.
